The Community
Ascaya, guard-gated.
Twenty-five minutes from the Strip. Carved out of the McCullough Range. Clubhouse, fitness, lap pool, and a private overlook.
The Architecture
Indoor to outdoor, in one motion.
Pocket doors retract the great room into the patio. A floating staircase. Soaring volumes. Smart-home throughout.
The Quiet Brag
A separate casita and a six-car garage.
Both air-conditioned, both epoxy-floored. Built for the cars, the guests, and the way Las Vegas summer actually feels.
The Tour
“The pocket doors retract,
and the house simply ends,
and the desert begins.”
A note from the build
The Residence
The property opens through a private courtyard with its own fireplace. Pass the slatted gate and a porcelain feature wall lifts the great room into a double-height volume, the floating staircase suspended from one side, the dining room and cocktail bar arrayed along the other. Thermador finishes the kitchen.
Two primary suites carry the floor plan, one on each level, each with a spa bath and a custom closet. The home theater and a dual laundry room sit alongside. Pocket doors run nearly the length of the rear elevation, so the great room becomes the patio on most evenings of the year.
Outside, a sunrise-facing pool and spa, a waterfall, fire features at multiple heights, and an outdoor kitchen open the property to the ridge. A separate casita handles guests or staff. The six-car garage is air-conditioned and epoxy-floored, finished to the same standard as the interior.
This is what a 2023 build inside Ascaya looks like when nothing has been deferred: the smart-home, the dual primary, the casita, the cars, the resort backyard, and the world-class clubhouse on the other side of the gate.
The Details
01
A blackened-steel and wood stair that reads as suspended from the porcelain feature wall behind it. Treads cantilever; the rail is a thin cable line; the volume above stays open to the second floor.
02
The first floor extends past the kitchen into a dedicated home theater and a separate cocktail bar with custom millwork. Entertaining is the program, not the afterthought.
03
Arrival is through a private slatted courtyard with its own fireplace, set inside the building envelope. The transition from street to interior is choreographed, not direct.
04
A primary on each floor. Each suite is fully equipped: spa bath, custom closet, private terrace access. Multi-generational living without the compromise.
05
The rear courtyard faces sunrise. Pool, spa, and an integrated waterfall sit alongside a long fire ribbon and the outdoor kitchen. The patio gets used most evenings of the year.
06
Lighting, shades, climate, audio, security, and the pool deck all run on one smart-home system. Configured by the builder, ready to inherit.

Ascaya, As It Lives
Ascaya is the guard-gated luxury community at the western edge of Henderson. The land was blasted out of the mountainside in 2009; lots sit at 2,800 feet, well above the valley floor, with the Strip skyline laid out to the north.
Residents have access to a world-class clubhouse with a lap pool, fitness center, social lounge, and a private overlook. The community sits twenty-five minutes from Harry Reid International and the Las Vegas Strip, and adjacent to McCullough Hills Trail for desert hiking right out the gate.
The area is served by Clark County's top-rated schools and is within range of Lake Las Vegas, Anthem, and the dining cluster at The District.
